Project overview
The high-standard residential and commercial building, located in the city center, was designed as a row building oriented towards the access street. The building consists of 3 underground floors, the ground floor for commercial purposes, and 6 standard and one set-back floor designed for housing, with a total gross floor area of 3500 m². The facility provides significant functionality and comfort for both commercial and residential needs.

Construction and
technical data
The construction of the building is reinforced concrete skeleton system with a reinforced concrete core that passes through all floors and contains a stairwell and a passenger elevator. The design envisaged the creation of a multi-level underground garage under the building, with three underground levels providing parking spaces for passenger vehicles. The ground floor is designed for business premises, as an exclusive business space, oriented on both sides with all the necessary accompanying contents.
Engineering challenges and solutions
The floors are designed as residential floors, within which 14 residential units of different structures are organized: two-room apartments (60-65 m²), three-room (80-100 m²), four-room (100-120 m²) and multi-room (>120 m²) apartments. Floors I-II contain three residential units each with clearly defined day and night zones, two-bedroom and three-bedroom apartments, while floors III-V contain two four-bedroom residential units. The sixth and set-back floor is designed with multi-bedroom residential unit.
The building was made of high quality materials. The facade of the building is made of stone slabs with a thickness of 2 cm, and windows and doors are made of wood-aluminum profiles with shading systems.
The floors in the common areas are covered with stone slabs, while the residential units are equipped with wooden floors. The bathrooms and kitchens have porcelain ceramics. The ceilings are suspended and adapted to the type of room.
.The green space surrounding the building is designed to provide pleasant access and serve as an oasis between the street and the building. Carefully selected plant types enhance both the aesthetic and functional value of the property.
